Replacement cost vs. market value

The single biggest homeowner mistake is insuring the house for what you paid rather than what it costs to rebuild. Land value doesn't burn down — you want a dwelling limit set to replacement cost so you can actually rebuild after a total loss.

Ask for guaranteed or extended replacement cost when it's available. In a year of rising construction prices, that buffer is the difference between whole and out-of-pocket.

The riders new owners miss

Standard policies cap coverage on jewelry, electronics, and cash, and often exclude water backup and flood entirely. If you're in a DMV flood-prone zone, a separate flood policy isn't optional.

We walk first-time buyers through the endorsements that actually matter for their home and skip the ones that just pad the premium.
